Our Corporate Real Estate Manager will oversee and manage the full lifecycle of all properties within the geographic area of North and South America. Responsible for translating business objectives into strategies. Will direct short- and long-range planning that aligns with both the corporate vision and business unit requirements. This role provides direction to service providers that achieve expected results that real estate and the business expect in a timely and creditable manner. Will optimize facility management in the region that is currently still single service in house or outsourced in-line with the global strategy. Assume a leadership role when senior level negotiations are required to achieve critical positions. The Corporate Real Estate Manager is responsible for site management, security and projects within the Nashville headquarters office. In this role you will interact with a variety of disciplines, including: human resources, legal, environmental, finance, engineering, health, safety & environment, procurement and communications teams.

Key Accountabilities

  • Act as the central point of contact and enhance / build internal relationships and partner with management in order to execute creditable transactions
  • Manage and execute real estate activities for AkzoNobel’s Americas portfolio, including leases, land and building acquisitions, dispositions and property management functions
  • Facilitate the processes required with each location between all stakeholders and gain consensus that supports direction
  • Lead and manage third-party broker, construction and legal partnerships relating to real estate transaction services
  • Lead and manage FM outsource partners relating to IFM outsource services and actively involved in monitoring quality, cost and performance of outsource partners
  • Monitor progress and performance, plus provide updates to executives
  • Oversee real estate system, keep data current and utilize for forecasting and response to inquiries
  • Work with in-house and outside legal counsel to prepare and analyze transaction documentation
  • Negotiate with municipalities and other stakeholders to deliver cost effective solutions to complex issues outside the typical transaction
  • Continually look to improve the management of facilities services at our locations

Education & Experience

  • Degree in a field related to the position objectives
  • 5-10+ years of relevant experience in managing / supporting a diverse industrial portfolio
  • Professional designation from a recognized organization
  • Strong verbal and written communication skills, with involvement in preparing the following: Cross functional presentation, financial authorization document, market reviews and business related summaries of acquisition, disposition and opinion of value
  • Proven financial analysis, lease negotiation, contract management and real estate database skills
  • Commercial / industrial real estate negotiation experience
  • Highly detailed-oriented individual that can work in a fast paced environment yet can provide simply and understandable options for consideration
  • Ability to interact and influence peers, management, regulatory agencies, field personnel, technical staff, consultants and contractors
  • Travel requirements less than 25%
