Purpose of the Job

AkzoNobel Global business services consists of a service management organization and a global organized delivery organization. Real Estate is the end to end process of acquiring, managing and divesting real estate. 

The real estate and facility management organization, delivers the real estate transactions, facilities management, office projects and office services for AkzoNobel, managing a portfolio in excess of 1 million square meters of space, more than 1.100 assets in over 80 countries around the Globe. 

In the area of portfolio management we aim to optimize the office asset footprint of AkzoNobel. Through full transparency of the footprint, advising business on location strategy against at least benchmark costs. We pro-actively drive office and other consolidations through country office plans. 

The department is the knowledge base for divestments and investments in real estate. In a standardized approach we sell unused properties of the company and purchase land for new developments. Annual average divestments in recent years were around EUR 50 mln per year.
The Corporate Real Estate Manager focusses on both portfolio management (transactions) and divestments projects Globally. The Corporate Real Estate Manager reports functionally to the Director Real Estate. 

The Corporate Real Estate Manager has one direct report, a leasing manager. The leasing manager manages both the administration of the complete Real Estate portfolio of AkzoNobel as well as initiating and managing lease transactions and consolidation projects. 


Key Responsibilities

The corporate real estate manager is responsible for:
Supporting and driving real estate standards within AkzoNobel regarding office transactions, divestments, investments and lease administration

•    Managing divestments of former AkzoNobel plants.  (approx. 50 mln/yr)
•    Owner of divestment projects and interfacing with business leads, legal, environmental, tax and finance
•    Monthly reporting of divestments to the CFO
•    Submitting approval request to the investments board
•    Supporting the business in relocations

Portfolio management
•    Automated real estate lease administration to manage and report on the AkzoNobel real estate portfolio.
•    Owner of 70 country office plans
•    Responsible for updating, executing and communicating on country plans
•    Managing the lease portfolio in line with Business unit needs and inline with the company directive (and standards) 
•    Identifies and realizes utilization improvements and savings related to real estate.
•    Owner of AkzoNobel’s location data
•    Interlink withBusiness units, HR, IM, HSE on location data
•    Responsible for data gathering, database integrity for lease data
•    Responsible for real estate information integrity regarding IFRS 16. 



What do you bring?

Experience / Education

  • Master degree in Real Estate, Finance or Business.
  • Professional with 5-10 years of experience in corporate Real Estate either on the corporate side or with a broker in a diverse geographical and cultural spread
  • Experience in management of third party service providers (brokers, environmental specialists, lawyers and project managers)
  • Service delivery management experience
  • Knowledge of the manufacturing/process industry
  • Knowledge of best practice solutions
  • Individual must demonstrate ability to act autonomously
  • Operate with energy, conviction, commitment and business leadership to drive standardization and ensure clear and robust decisions.
  • Strong analysis and problem-solving skills, able to identify and structure issues, run accurate analyses and synthesize recommendations
  • Experience with continuous improvement methodologies such as Lean, Six Sigma is a plus
